One thing you can do to kill any rot, is to scrub the wood with atni-freeze. THe green stuff will kill teh mold and rot, and then evaporate. It will not stain it either.

Just make sure you do it in the yard of the neighbor...you know, the one with those dogs that keep you up at all hrs of the night.
(and if you don't have neighbors like that, come and borrow MY neighbors yard!)
