refering to greasing the hinges, one of the things I have always done on all my car's hinges (seems none had a grease fitting) was to just a really good quality chain coat for motor cycles, it squirts in as a really liquidy substance but then dries to a nice thick tar like oil/grease, really only needs it once a year and no problems ever. Just a thought
