Lumber again

There was a thread a month or so ago about lumber prices. Lumber continues to increase in price daily. Just bought a sheet of half inch OSB sheathing from Lowes...$36.00. I didn't have the heart to buy the better grade of lumber, some products were $50 to $70 per sheet.

Re: Lumber again

My cousin is trying to build his new house. His contractor told him to wait until summer because the prices will be coming down. We'll see if he's right.

Re: Lumber again

Just this evening our local tv news story said lumber prices have risen 200% over last year and a well known local builder said new home starts will stop before long if prices do not come back down putting many out of business.
People are switching to buying existing homes instead and paying ridiculous prices for them. Essentially a home listing has become a bidding war in some areas.

Re: Lumber again

A week ago we were talking about how it was just the lumber that was on the rise, so now it's sheet goods too.
Hind sight being what it is I should have bought what I needed last year and found a place to store it.

Re: Lumber again

On Saturday I dumped $1650 for a 12x12 shed. That’s not the whole shed just 2x8x12 floor joists, 5 sheets of sub flooring, 2x4x12’s and 2x4x92’s for the walls, 2x4x96’s for the roof trusses, 4 sheets Osb for the roof decking. Still need to go back for more 2x4x96’s for the doors and 2x6x12’s for the half loft. I had the siding and roofing stuff already. I priced this stuff out last summer and it was less than $1,000. I was actually planning to build a 12x16 but didn’t want to pony up the crazy extra cash it would have cost me now. The OSB and sub flooring alone were a little over $50 a sheet. 2x4 studs are over $7 here.

We were talking about sheathing grade 1/2" Plywood and OSB as well. Those shot up to about $50, as much as finished sheet stock like sanded solid core maple which has not gone up. T-111 is $10 less a sheet than CDX

It's funny you should say that.... I look at zillow every once in a while to see if anything around me is up for sale... and my homes "value" has jumped 15K in the last 30 days. It's never come close to anything like that over a single month.

If people start to move heavily away from new builds, we could have 2008 all over again.

Re: Lumber again

I'm glad I bought this last year and stored it before I closed the upstairs walls in. I laid it down a couple weekends ago before it gets too hot out. I estimate I paid $300 for that pile, today it would be +/-$850.

Yeah, I was wondering about some sort of sunken floor (paving stones?) and some half sheets of T-111 around the sides for "wainscoating" to cover the concrete stem wall and crawl space gap in our old hot tub room ...?

Would still need to build a landing and steps down and she probably wouldn't like it.

around my area they say just the price of lumber for a new house has jacked the price up an extra $36 000

we were going to re-deck our patio last yr, priced out it was $580, never got around to it 'till this yr, my little stack of lumber here set me back $1130 this yr.
i know why the price is going up, buy jeez, lumber is one of our main industries here in BC, we got bajillions of trees here....

Re: Lumber again

Last week I drove by a bank being built in a town 20 miles from me. I was surprised to see ti sheeted with plywood instead of OSB. That's because the plywood is $5/sheet cheaper here. I never would have thought that. House prices in our area have went up a lot too. It's crazy. A friend of mine's roof got damaged in the derecho last year. The insurance quoted $36k to repair it. The job couldn't get scheduled due to contractor and weather issues. They are scheduling it now and the insurance quote now is $63k. My friend is sure glad he isn't flipping the bill!

Another friend is getting quotes for a new deck install. A full composite deck is $600 cheaper all done compared to a pressure treated wood one. Some of my home improvement projects are going to have to wait until fall I guess.

Re: Lumber again

I,ve seen online that they think the prices will drop this summer. They say will be too much product and not enough sales because people are refusing to pay that much for lumber or can,t afford it and will wait. I hope. Contractors are recylcling there lumber instead of throwing it away. I wan,t to build a shed but not at these prices . The stupid thing is there is tons of good wood at the garbage dump but you can, t have it.

I've been saving everything I can from our hot tub tear out. The redwood is the only thing not rotten but I've had to cut it down into short pieces because I can't get the screws out of what's left of the joists. I did beat and pull a bunch of screws from the redwood where the joists just completely fell apart. My plan is to use the short pieces of redwood for shims under the new floor.

Of course I had to wreck my back along the way

Ding! I'm going to check into that! This is inside but apparently a lot of water intrusion under and through the stem wall.

My neighbor is a site supervisor for a pool place that does $60-100K+ pool jobs, and he said they used to toss 2x4's and plywood forms after each job... they're reusing them 2-3X now and paying a lot more attention to waste.

Hopefully we don't enter another crash. Last time we had extremely low interest rates to bail us out, this time it's not an option because they never increased. So right off the bat prices are inflated because interest rates are so low.

My place increased about 16% just this last three months, and we had already peaked beforehand. Sure neat, I'm more wealthy on paper, how are my kids supposed to buy a home when the median price here is 500K.

Re: Lumber again

We picked up this dried poplar at the planing mill, nominal 3/4" and 5/4", to make mouldings for a job we have. There are 5-6 more 5/4 x 12 (and wider) x 10' board we laid up on the rack, too. I didn't see the bill, but I wonder what all this cost. I don't think it's price has changed much from the virus. The planing mill is in full swing production, very busy, and has been all along. We take a long time to get to jobs and my boss didn't seem concerned at all what this was going to cost. Came out from paying, no comments on price

Re: Lumber again

definitely a perplexing market at this point, mills will quote with 30 day lead times, but then call the load ready in a week. So, ah hah, their order files are not as large as they are saying, right?? Nope, still huge demand that they are trying to keep up with, 2X4 printed up another $25-$35 yesterday, prob as much or more tomorrow. Some of the more savvy buyers for large contractor yards are starting to lean out their inventories thinking things are beginning to top out. Who knows when demand will start slowing, but this pace sure can't last forever.

Re: Lumber again

Well, they're not using that poplar lumber to board up cities

I worked in a little mill up in Alaska that did poplar and birch finished lumber - mostly t&g paneling. He bought truckloads of rough sawn and we stacked it in a kiln, and then after it was dry ran it through an edger to start with and then a table saw and then a planer.

Well, actually the other way around - as when I started working for him he had a kiln mostly full of dry stuff and we spent a few months working up all of that, and then the last thing I did for him was re-stack the kiln with green rough cut lumber. For some reason I never went back.

Well, actually the other way around - as when I started working for him he had a kiln mostly full of dry stuff and we spent a few months working up all of that, and then the last thing I did for him was re-stack the kiln with green rough cut lumber. For some reason I never went back.
Stacking green lumber, or working a green chain, is for the young guys!

Yeah, well I was pretty strong for my size back then. I had worked at a few sawmills including one where the main product was house logs milled out of 6x6 timber. Most were easy, only 8' and we stickered them in a bundle of 48 to dry. The top couple rows I had to throw them up there. There were some longer ones and I sometimes ran 16 footers through the planer by myself.

Then I built a cabin for a guy from those same type of logs, just threw one on my shoulder and climbed a stepladder and set it on top of the wall

But back to Alaska ... when it came time to load the kiln I got another young guy (actually taller than me) to come help for a week. I about ran him into the ground stacking up 8 or 12 green 1x10's and trotting into the kiln with one of us on either end

And then I cut timber, ran cats and skidders, and drove my little log truck for years.

Forty plus years later it sure hurts, though. I guess that's why I have lumbar problems.
