I'm pumped because I broke ground on my garage today!! It's kinda small at 20x22 but still, Its better than the nothin x nothin garage I have now! I know its not 67-72 related but I'll be starting my frame off on my 72' swb 4x4 when its done. Wes.

I'll tell you one thing - small garages aren't the greatest, but at least you can point and laugh at the next guy freezing his arse off lying in the snow doing repairs, with no garage at all - LMFAO!

Congrats, you and I are in the same boat. I just got mine poured. The slab price was bid at $5900 the final price for the concrete came in at... are you redy for this $9400. So I am broke for a few months untill I save up for the framing and roof. The price went up due to the uneven ground, high stem walls, backfill, etc. I have 1770sq ft of concrete. 12x52 of covered parking and 21x52 of garage.

Oh man!! $9400!! I have a good friend thats going to do my floor so I hope I can get the "buddy price". Here where I live, there pretty hard during inspections. I have read the inspection sheet about 50 times. The city will even fine you $115 if the Building Permit Is not in the right place. I can't wait to let my truck leak oil on the new floor and to spill beer on the work bench!!

That's what it's all about!!!!! Makes the post totally relavent ! Don't worry about your concrete cost, lookat the area walker poured!!!! Twice the size of your's. Congrat's, and be sure to seal the floor good before the oil hits it. Cleans up much easier!!

It's nice to start something like that. Mine's small compared to yours at 16x22. Only needed 9 yards of concrete at $88.50 a yard.

Truck Hippy, have you looked into radiant heat for you garage? I put radiant heat in mine when I built it (2 years ago) and am completely sold. By far the cheapest to run and best. You will love it.

Kid, I have been thinking about what to use for heat. I haven't came up with anything as of yet. I may look into A/C to. Its only 440 square feet so and I'm going to insulate it so it shouldn't cost awhole lot to heat/cool.

my shop is 30X36 (insulated) and last winter, it cost me approx. $15 to $20.00 a month to heat. And the best part is, the floor stayed at a comfy 66 to 68 degrees when it was 10 degrees outside. Something to think about...

thumbs up on the garage, I used a contruction heater in my attached garage, you know the orange 220 volt one. I'll tell you having an attached garage sucks, try doing anything in there with out p!ssing the wife off, I rebuilt the truck in there, and all the air born stuff ends up in the house, all most a recipe for divorce, can't wait to build a detached garage

Yea, I could have built bigger if It was attached to my house, per city code, but I thought I would be limited when it came time to paint or anything like that. I have gas heat-A/C in my house and may just look into gas heat-A/C for the garage. But who knows. Wes.

I'm looking into building one though, small to start and a huge one later.

What's everybody doing for construction? Stick, steel, block? What's the average cost per sq. ft.?

I'll have $3500 in mine with me doing all the labor. So that's about $10 a sq. foot. That's unfinished on the inside, "a" frame roof, 2 windows, 32" door, and 9'x7' insulated garage door, about 9' ceiling.
I'll need to get 220 out there and pour my driveway by next spring/summer.

Congrats on the garage. I just finished mine (24 x 22) a few months ago. It's detached as well. I'd been working in the 2-car garage that's attached to the house, but couldn't keep my wife happy. Casey's right, it's not a good situation. I couldn't start anything that couldn't be completed in a couple of weeks. Otherwise, I'd get comments about "Her Car" being out in the weather.............etc. Likewise with trying to paint. There's NO WAY to keep the smell out of the house with an attached garage.

JIMs70GMC, $10 a sq.foot seems pretty good. I'm trying to do all I can but I have to hire out the block work and the floor. That doesn't leave awhole lot. When I first put up the stakes to kinda get a feel for the size, It looked VERY small. After the batter boards were up and all, It looks alot bigger. Did you use the roof rafters made for center storage? I am wondering if its worth the extra cost. Also, If anyone has any idea as to things I should try to add, Please post them. Just basic stuff now. The lift, down draft spray booth and hot tub will have to wait, HAHA. I may end up having to sell a couple body organ's to finish it. Now lets see, how many organs do I have 2 of..............

My garage is a 24x24. I used the "spread web" trusses with a 5/12 pitch. My house is a single story slab ranch with a 4/12 pitch roof. The garage kinda sits behind the house and I didn't want the garage sticking way up so I didn't go as high as I woulda liked to. I like the open area that the trusses give, but I wish I had gone a little higher on the pitch.
I used 5/8" plywood for the floor in the attic but should have used 3/4".
Since I have the storage room above, I put an access door in the front (from the outside) to the attic. It's not big enough for large items but it sure is nice to be able to store long stuff up there. That's something to think about if you're going to have room for storage. I also have access to the attic from inside with pull-down stairs.
