New Shop for Scott

We decided last summer to build a "retirement" home out east a bit on 5 acres. The builder just poured the foundation this week so we're about 4 months out for the house to be done, depending on weather. It'll be a 2500 sqft 3 bedroom ranch with a 3 car 24' x 36' garage and a full unfinished basement. The pics are the house foundation and the mountain is Pikes Peak about 60 miles away in Colorado Springs. That's the view from the back of the house.

I'm also looking at a detached garage and met with a good, local builder (he has a '53 Ford truck but it has Chevy running gear so he's mostly OK) this morning to walk the lot. I do not want a giant building with a door on one end for a humongous John Deere combine or a semi-truck (LOVE your shop Doug but I don't live on a farm or have giant equipment!) , I really just want a good sized, garage style structure that looks a lot like a bigger garage, so he's estimating out a 30' x 50' building, ~10' walls and ceiling height, with one bay set up with 12' ceiling and thickened floor for a 2 post lift.

It'll have a standard concrete foundation (vs something like a pole barn), 2" X 6" stick framed walls, trusses and fiberglass shingle roof, hardy plank siding and a short fake rock facing ~3 feet up the front side (have to match the house in materials, building style and paint), a couple of 8' x 16' standard insulated garage doors evenly spaced on the long side, and most likely be set up for radiant floor heating with insulation under the slab and plastic pipe run in the concrete. One short side will face due south straight at the mountain so I'll have a single rollup door there to open on a small seating area and enjoy the view.

Phase 1 is the foundation and structure with a 125 amp panel, one light, one receptacle, no insulation, no drywall.

After we recover from the move and all the misc stuff that comes with a new place, I can work on the rest and get it finished up. That's the plan so far.

I’d love to be able to build a new place...but that would put me further away from work and some family( I’d have to go 20+ miles south to be able to afford 3-5 acres.

Great view. I would do the shop with 12 foot ceilings so you have room for a lift. They make lift so much easier.

The plan is to have one bay set up with a 12' ceiling and a lift - I'm thinking I leave the rest at 10' so it's all easier to heat.

Update - 1st estimate is in for the shop. Note the pic is just a stock garage shot, not exactly like I hope mine will be but pretty directional.

Actually, the same guy gave me a ballpark estimate before which was ~$30/sq ft for a pole barn 30x50x12 so roughly $45k which is starting to be more interesting...

Estimate is for 30x50x12, 2x6 walls, trussed ceiling, two 16x8 insulated garage doors, one 8x8 insulated rollup door, one man door, and four windows, hardy-plank siding plus a short rock facing along the front to match the house, house matching trim and roofing (fiberglass shingles), poured concrete foundation and floor with heat pipes. Site is pretty flat so dirt work is minor.

This is a lot more than I was thinking, esp since the extras will add $20k plus. I know it's a heated, 1500 sq ft building a lot like a house but ~$100k for a big garage is a giant budget hit. Does this seem right or is it far off?

Congrats Scott .....100k for a shop?...wow!!!!......does sound high...but isnt everything in Colorado?.....in more ways than one now..haha

Yeah - it’s expensive here! Maybe a fair price but I just don’t want to spend that much.

You could probably go with a steel building at about half that. Mueller is around my area and has great products

I could go steel frame, or pole barn style, but the outside has to have the materials, style, and colors have to match the house.

That price quote doesn’t seem too outrageous

We just put a 26x48, stick built with block/brick foundation, 2 18’x8’ garage doors, 2 people doors, 6 windows. I did the electric, and no insulation/finishing on the inside. Total was right around 50,000. We know a steel pole building would be 1/3 the price, but we wanted it to look like the other buildings on the property.
