Planned Community Covenants

I know, we had a similar thread going recently, but this one's different. Instead of bashing the fashion police regulating our property, let's turn this thing around and make it work to our advantage.

Here's the deal. Let's all get together and buy a big piece of property where it's real nice and relaxed. Where everybody in the surrounding area has plenty of elbow room and leaves each other be. We build our community there and to keep it just right we'll have bi-laws to assure it retains the proper character. Rules like homeowners must own and operate at least one classic GM truck on a regular basis. Mandatory detached garage/shop structure set back on property. Hoods must be opened at least twice a month on all vehicles. Both lanes of straight-away to be kept clear at all times. All residents must contribute to maintaining good tack on road surface at entrance/exit. I can't list them all.

What about that idea? Does it sound like something we could make work? If so, your suggestions for bi-laws would be greatly appreciated. Thanks

I think you got the one backwards but it seems like a good start.

Detached houses must be set back on the property to allow plenty of garage space

This isn't going to work ,

"homeowners must own and operate at least one classic GM truck"

It needs to be changed to MULTIPLE classic trucks so at least one is road ready and not down for engine swap/ wheels and tires/ paint /interior / new glass/ suspension swap....

Must have both drive on and four point lift

Metric tools not allowed

It's called rural Texas, and there's plenty of room for the entire board.

We actually have a couple communities like what you're describing near me. There's one for a group of hot rodders, one or two groups of aviation buffs that have their own runway, and if your pockets are deep enough, you can build a house in a gated community with a killer road course in Cresson Tx. I had the time of my life out there back when I rode a supermoto bike.

For those folk not accustom to using lifts, the community should include a common open area for using jacks and stands to work on their trucks and should be allowed to leave them on stands for up to 14 days with unlimited extensions available upon request.

Any vehicles 1988 and newer must not be parked in an area that can be seen from any common area or the main roadway.

Don't forget the community tool crib where specialty tools can be checked out so long as you leave a car part or a different specialty tool worth twice the checked out tool's value for collateral.

Maybe a community lift garage too. Several lifts...a few for daily rental, few for weekly, and a few for longer term. Once paid for the following proceeds could go to buy specialty tools (and party favors).

And, It needs to be close to a quality parts suppliers showroom/warehouse! I'm tired of buying online and wondering what's going to show up.

OK, I like the thought process here but I am starting to think it will be a bunch of bachelors living there unless a bunch of us have really tolerant wives.

I'm liking the lift and loan a tool program. I'd say there needs to be a monthly progress weekend and maybe even an intervention program when someone gets in over their heads a team can come bail them out before they do something rash like selling.

Speaking of selling, I think neighborhood members should get right of first refusal on any projects for sale, completed or incomplete.

Yeah see that's the other thing. We'd form a friendly tight group who together could do great things for the community. So us outsiders would be more than welcome. We could hold free community seminars on all the stuff we do. Of course, word would get out so people from all over would want in on the seminars and that's where we start gettin' to payin' for it all. We could sponsor a cheerleader group, a majorette group, a pom-pom girl group, a car hop girl group, a go-go girl group, a girl group girl group. You know, like shrimp.

I thought I said at least one running and operable classic Chevy/GMC. Meant to. To have one operable at all times takes having a few. I came back to add at least one old truck visible at all times. It sucks to have to be this way, but proper order must be maintained.

I'm talking a huge development with 5-10 lots. The upper area against the mountain is for more rustic style living and trucks, mostly the 4wd bunch. One section would be for patina trucks and shabby shacks

I want to have a seminar with those Hooters girls. That should be required as well. I insist. (Look at that. HOA power is going to my head already)

Most rural areas you just do what you want. But it's every man for himself and there's no guarantee the neighbors won't be EV snobs. or worse, Uber Users.

I move we build a drive-in theater in the community park, out near the dragstrip and go cart track
