Rear axle seals

I rebuilt the rearend for my 70 1/2 ton awhile back and was cleaning a few things up the other day when I noticed that both rear axle seals were/had been dripping-oil spots right below them on the concrete. The pinion seal also has this too. Is there something special that needs to be done to prevent these from leaking?-it's not bad but I want to fix it before I go any further.

any help is greatly appreciated.
