New guy with a question

I am looking to buy a 1970 GMC (ad below).

I have test driven it, and it drive like an old truck I have been looking at truck values, and I think it looks like he is spot on with price, but I wanted to hear from the experts. It has the 350 with a 3 speed auto, and factory air (doesn't work but how hard is it to fix?). I am not trying to lowball the guy, I just want to make sure it is a fair price.
