Help with rebuilding engine lift ram.

Ive never tried rebuilding a hydraulic ram, so this is my first and please excuse my lack of knowledge and terminology. I only use this about once a year, so buying a new lift is not worth it really to me, and the price of just a ram, is almost the cost of a new lift. Anyway, Brand is Nesco

First is where is a good place to order seals? I've not had good luck searching around.

I have taken the lower part apart, where I call the plunger. What is the name of the "seal" on the end of it?

Next, inside the base the bottom of it rotates around, and I can get fluid around the edges. Should it do either of this? there is a screw that I cant get out that is around this area that I cant get out.

I also can not get the top nut off the ram either, but I wasn't having problems in this area.
