Brake hiss...

Help...

I'm having a little brake trouble on my '87 burb. When I depress the brake pedal, I hear a hiss that sounds like a small vacuum line hissing air. This persists about half the pedal travel and I have no brake power. Then on the bottom half of the travel, the hiss stops (mostly) and I get brakes. There is a place along the travel that I can hold the pedal at and get a constant hiss and no brakes at all. What is this?
