2 part shop/garage question.

Hey guys. I hate being the guy asking "how much" but, I have been getting quotes all over the place on having a garage built behind my house. I don't really know any contractors so, I'm hoping someone can give me a rough estimate of what seems fair. I'm looking to build an oversize 2 car or 3 car garage. Very basic garage with electrical, no plumbing and roll up garage doors. I will also need the concrete slab laid down with a small driveway in front. I've gotten quotes from $15,000-$35,000 so you can see why I'm a bit confused on why there is such a price difference between contractors. I've attached a couple of pictures of the two styles I'm contemplating. I live on a 12,000 square foot lot so, I don't have too much room to play with and the only access to the back is an RV style access. Also, I'm in Washington State so, If anyone can recommend someone please let me know.

I was looking to buy a house without a garage and build it...

I also live in Washington & have found a good sized variation in costs which
ranged from $30 to $40 per square foot & of course, you can spend more:
For example. 2x4 or 2x6 framing? (We see both on garages), T-111 sheet siding
or lap? If lap, is it a composite wood pulp & resin style or a more expensive 'concrete' board lap. Are the soffits enclosed or left open? Windows? Garage door insulated or not insulated? Electrical: running a 60 amp sub panel or a 200 amp panel?
All these choices can make a big difference in overall cost. Best to do some research on what you want & when you get firm estimates, know what the contractor plans to use. A 500 sq ft garage could easily have a $10,000 spread in cost depending on materials alone.

I spent way too much and won't bother with saying who built it. Needless to say looking back. I would have found a way to do the parts I was comfortable doing. I'd have a better/nicer shop. But it is what it is.
Don't get in a hurry! Keep searching and if your anywhere near Tacoma PM me I have one guy who might be able to help. He is reasonable in price.

it all depends upon the time, the location and the local building codes. my 24*34 carport cost almost 50k back in the building frenzy of 2007 and i did the roof, electrical and paint. lucky for me they appraised it at 14k for taxes

If you have a contractor do a turn-key it will be way more than subbing it out yourself. Some people don't want the hassle.

Once you get a plan you like ask around at the place where you would buy materials. There are people that post ads for concrete, framing, roofing etc. I always pay for the material myself, to avoid a lien because a contractor didn't pay for the stuff delivered to your property.

30 is about right 15 the guy dont know what he is doing here is a good way to look at it
pad low $5000 high end $8000 builder garage package low $3500 high $5500 elc $1500 to $2000
labour 3x the cost of material add it up you will get pretty close to 30 grand all said and done
