, , .... A neighbor just up the street closed in his carport to make a garage and had his son wire it. His son is a well know'n electrical contractor in town. He sold his house and the new owner had a fire in the garage 4 months after moving in. He called his insurance agent up to open a claim and was denied a claim reason no permit was taken out at the time the original owner did the renovation. To cut a long story short the new owner sued the PO he purchased the house from and won! This was no shock as he had the guy cold and the city backed him up. The previous owner had to lay out $30,000 dollars to repair the damages. Now who do you think is laughing. Cost of permit $125.00 dollars .... live to learn .... some of us never do.

Yup! Agree with you totally I guess people think that it will never happen to them, always the other guy until that is they are the other guy. I think his son should have know'n better being that he is an electrician but it's to late now.

I think I would leave it and build the den around it. It would make a really nice conversation piece.

And you could rig up a remote so that when annoying people start bugging you, you could turn it on.

Kinda like having mother-in-law repellant.

I've had other ideas for the den, a couch made from a wide p/u bed, and a love seat from a step bed, cup holders in the fenders, and rig the tailgate as the leg part of the recliner....

The insurance company should not have denied that claim -- its their job to pay it and then they should sue the PO to get restitution in a process called subrogation. Oh well, i wasnt the adjuster on that one, so cest la vie

but your right, a $150-200 permit would have saved a lot in the end

If your doing it yourself, one of the most expensive things may be the foundation, footing and stem wall.

After that, a pole barn is the cheapest, but you can "stick build " one (traditional framing) relatively cheap too.

Pole barns are best for hay barns and agricultural uses because they are a little harder to finish out and insulate than a traditional framed structures, but it can be done. In Oklahoma, insulation is nice because those 2 cold months can get really cold, and you can AC it in the summer. A friend of mine could not afford to heat and air his whole 30 x 40 shop, so he built a little "clubhouse room" where he builds his engines in a clean environment that also has a window type heat and air unit that works great when he wants to take a climate controlled break after either sweating or freezing out in the main shop

A regular stick built frame can also be finished out nice with siding, bricks and other things to make it look a little more "neighborhood friendly" if that is a factor.

Thanks, looks like I'll get the foundation done and then pay as I go to build the rest. If I build a pole barn type I'll be working on a dirt floor forever.
