Jims70 - that's a pretty good price. I'm going to try and do it myself too but I'm not sure on doing the rafters and what not. Building codes and inspections are tough, did you have any problems?

lux hauler I was thinking of those trusses with the floor joist bottoms so I could have a set of stairs up to the attic, I bet there quite pricy, do you mind me asking how much per truss did you pay? has anyone considered puting in a grease pit? Randy70c10 could you post a pick of your loft in your garage, I'd like to see that again, you gave me that idea for my garage

Randy, I don't think the words "Garage" and "Big Enough" are supposed to go together. Several years ago I use to rent a 30x60 shop and It became to small. I had to stop renting after I bought my house. Just couldn't swing both payments. My landlord was a very cool old dude who had been in prison 2 times for making moonshine. I have went to his house a bunch of times to pay the rent only to walk in and see a big plastic trash can in the living room with some sort of wine "cooking" in it as he would say. He knew his stuff. I can't remember off hand. I'll look around and see of I can find the paperwork.
I was told there are two different types of "open trusses". One is the spread web.....like I have. They are 2x4 over 2x6 construction. The other is an "open cavity". The open cavity is 2x6 over 2x8 construction and give you lots more room.

Well I went with 16' wide to stay away from the roof trusses the difference in price did it for me. I figure 1 2x8x16' and 2 2x6x12' cost about $35, a trusses quoted from Home Depot $125 and was special order. I'm going with an approx 7/8 pitch just under 45 degrees. Should be able to do the roofing no problem, yet get a little more storage in the "attic".
I know what you'll mean about working in an attached garage, nothing ever happens fast enough for my wife. Now she'll have to walk out to the garage to get me.
Jade I only had one problem so far- the cement truck got stuck in my yard and was 3 feet short making it to the form, I had to rig up a chute and pull all 9 yards. Talk about hurting the next day! I have only two inspection points 1. prior to pouring concrete and 2. After completion. Permit cost about $80.

Just did all my block work today. Time for the lumber!

Hey Jade, You will need many inspections in Phx. They are not that tough though. You will need a footing inspection, a stem wall inspection, framing and electrical. I live in the county just north of Phx where I am building mine and am learning fast what it is like building these things. Out here we also get to deal with Flood Control and can be a mild pain. Best bet for cost is to plan for 2x4 construction with engineered 2x4 trusses. That is about as cost efficient as you can get in Phx unless you have block laying friends. You can go to the city or county web sites to find out more or stop by the city building (south side of the old Orpheum Theater) or the County building (411 n central) and get a construction planning packet that will tell you what you need to know. Also you can buy premade plans for many styles of garages for a reasonable price, look in the book stores or home stores for the books the you pick out what you like and mail order the plans. We have a friend who is an architect so he drew up our plans, but that has it's drawbacks too. Nicer appearance and more user friendly, but at a higher cost as lots of things turn out to be special order, non standard length etc.

Did you wind up do a standard size two car or were you able to build in a little leg room - are these designs clear span or are there support beam in the middle of the garage. Are you doing most of the construction on your own?

JIM's70GMC, It has been raining here a few days. I poured the footing on Wednesday. Man I was scared the cement truck would get stuck in the back yard but he got out ok. I have bought all of the blocks but I am waiting till it dries up alittle before I have them delivered. I was hoping to get it enclosed by Thanksgiving but with the wet weather, It may be close to Christmas. I have been getting prices for truss's. They are higher than I expected. The prices are:

4/12 pitch, common with 16" over hang is $46
4/12 pitch, center storage, 16" over hang is $51

I am going with the center storage I guess. I think I will "beef up" a few center one's so I can pull a cab inside the garage. Wes.

Your new garage is bigger than mine. I have just enough room to pull my truck in and walk around the sides and front. The rear has to be right up against the door. Engine swaps require the door to be open so I can push the truck out from under the hoist. Its better than nothing, but I SO wish it was about 4 feet longer and twice as wide.

Poured mine yesterday. 43 yards of concrete. Got all the plumbing in for the bathroom on Thursday night and poured the floor Friday. Finished til dark and then powered once more this morning before daylight. Begin erection next week and hope to be done by next Saturday.

Unfortunately it does not end. In the spring I will be rasing the floor in the attached garage and adding a bath, wash room, and dining room. But hay I'm going to get a new deck also! time to start saving.
