thanks! it needs some work, for sure. but its big enough for everything I want. years ago when I started this shop talk I wanted a 36x42, this is only 12 sq ft smaller than that and has that 30x50 parking area on the hidden side. which is great because I have lots of stuff to put there haha

we closed tuesday, we waited longer in the waiting room than we were in the closing office. literally 3 pages to sign one was the title insurance, the second was the deed and the last was a quitclaim I signed to add my wife to the deed. 4 minutes tops. no keys provided.

drove to the house and there was a brand new hasp and padlock on the front door with a phone number saying "call this number for access to the house". Obviously it was a ploy for money, the new hasp and padlock were installed while we were at the closing office, I knew that it was either a cash grab, or it could be someone trying to gain access by invitation and start squatting. the padlocked door is the one with the jamb kicked in, so I was able to use a skewdriver and pull all the hasp screws. then I fixed the doorjamb, installed new deadbolts, and changed every lock including in the shop. the back door had some damage to the deadbolt jamb too but I was able to use a sleeve and pounded it flush. all the windows were unlocked, someone had been there while we were gone for sure. since we had access to the house replacing the locks was no big dealio, but the shop was locked tighter than a drum. my wife said "how do we get in" and before she finished, I pulled out my battery grinder with the slicer wheel and cut the door handle and deadbolt in quarters from the face, right through the key slots, then pounded the middling remainder through with a claw hammer . elapsed time: 45 seconds, damage to door: zilch.

we had electrical inspection for power the next day and my list of honey do's is long. then he dropped the bomb and told me since it was not my primary residence I was unable to do any of the repair work, and also that the line to the shop was undersized for the 100A breaker (its 2ga aluminum, so just barely undersized) and didnt have a ground run, so it needed replaced entirely oof. talk about a double whammy, copper 2ga is about $2.60 ft, and I would need 420 feet of it, plus another 140 ft of 4 ga ground. my buddy rescued me though, he gets cost at his work and got the whole setup for $490. I am hooked up with a good electrician now so I will hire him and get the main panel replaced (not on the list of required repairs but its an old FED PAC box so just good conscious work since we have to almost do everything else). I should have that done monday, ready for reinspection.

but what I really needed right now was some storage space for the backyard full of spares, couple cabs, couple beds, couple sets of fenders and hoods, and at least a couple of everythig else. I loaded up all the two by twos like noahs freaking ark and made a couple trips so far. this is the second load, I have the truck backed in completely and you can still see there is 10 feet behind the trailer. should be big enough I guess. no electricity either, thats just those opaque panels in the roof!






anyone want to guess what this is? its in the adjacent yard, and I have looked at it a few times. my friend thought it was a railyard car, but it has a steering wheel, not much use for one on the tracks.




more truck work this weekend, I am getting behind with all the extra work but its ok.

I am super busy with the house, almost done with electric did some extra work that will help. almost ready to wire the shop and get everything turned on. working with a great electrician and no problems yet.

the house is a super weird one, its like a hurricance house, it is built on stilts with a garage under it. we showed it to grandma and she wants to live there but has some issues with living basically on the second floor, the stairs are steep and she wants this to be her last house. my wife wants to rebuild the deck and rear interior stairs. MY IDEA however, is to lift the house and cut the stilts, I think 5 feet should do it. a little dirt mounding and viola, almost a ground floor entry. I am calling around tomorrow, in my mind I could have it done in a couple days, but I need the experience of a foundation guy. If I do it, it will make a great alternate tinkerings project

I got some parts in for the 49, maybe this weekend I can work on it

I took their locks off, put up no trespassing signs, and promptly moved on with my life. it was an opportunistic move on their part, as the contracted maintenance company for an out of state auction, and probably not a malicious one. either way it matters not a whit.

matt they came by today and they well nigh might want more than I am willing to pay, but they said they can do it. I need a structural engineer to check in.

the joedoh rule applies to houses. we took out the fed pac box and there was a little work required to get it up to code, but nothing prepared us for the sub panel in the basement.

the previous owners had thought to turn the basement garage into living space so they had boarded up the garage doors and started plumbing for a bathroom, wiring for what I think would be a living room and master bedroom. the sub panel was a 60A which I thought ambitious, no wire clamps at the box and spare bits of wire thrown around and joined with wire nuts. the most enterprising effort on first glance was 7 GCFI pairs on a single 14-2. but then we found an 8-3 buried in the insulation, the "new" AC unit completely unattached, and the upstairs stove with just a 10-3 poking through the floor, 6" long.

since we needed hardwire smoke detectors anyway, we ran new 10-3 for the range and dryer, and set up the smoke detectors per new construction rules, linked in series with only two romex per box max.

we should get the house buttoned by thursday, still need to do the big pull for the shop and install the new subpanel there. my wife and I are tearing out walls and tiles too, getting ready for siding which should really help the look of the place.

I did get over there with the mower. my father in law left me his flatbed 2500HD, if you never noticed the side rails are ramps for the extended (10 ft) bed! all that space sure is nice, I would live here in a second.

Yeah, people who don't know electrical shouldn't do electrical. That sounds like a rats nest of wire. Glad you are getting it sorted out correctly.

thanks, I really enjoy how QUIET it is. and we are the last house on the block with a 3 acre buffer to the next neighbor to the south, although there is one about 200ft away at the north.

no, the property with the 30x50 garage and big lot on a private (dead end, not restricted) street was (MUCH!) cheaper than building a 24x36 at my house. its about 2 miles away!

we figured just to use the house for storage, maybe eventually bulldoze it and build an A frame home. but it was a lot nicer on a first viewing than it showed in pictures, so we will fix it up. like all american families these days we have lots of relatives who need a break, and since I will be there 3-4 days a week it will be easy to keep tabs on the place.

we did the big pull, 160ft of 2-2-2-4.



after the cuts to the pipe, there was 144ft of 2-2-2 aluminum we pulled out. sold it for a cool hundred bucks. that offset the $1100 for the copper 2-2-2-4 not even a little. . in the grand scheme of things, the new electrical work added about 12% to the PURCHASE PRICE of the PROPERTY. so we can use our tears as salt for the next couple months and save some money that way I guess.


got all the panels knocked and locked, called for reinspection and he was here less than 4 minutes, we can turn on power monday!

now to figure out the water bill, seems the PO left a balance and at $5/mo late fees it seems like $1100 to get water turned on.
