73+ hub bearing and seals?

Do they just have an inner/outer bearing and seal? I'm buying everything new to complete my disc conversion, and just want to make sure I'm getting everything.

They charge a flat $40 for it.

There are races also for the bearings to ride in, but new rotors/hubs usually come with new races already installed. Just double check if they come with them or not.
